Chennai: Hiranandani Communities has launched Parkville, a residential project within its 360-acre Hiranandani Parks township in Oragadam, Chennai, with an estimated top-line revenue of about Rs 105 crore.The RERA-approved project comprises a single 13-storey tower with 180 Smart FIT 2-BHK apartments, each with a carpet area of about 684 sq ft, according to a statement.Prices start at Rs 57.22 lakh, excluding taxes, and the project is scheduled for completion by January 2029.Developed on a 1.3-acre parcel, the homes are Vaastu-compliant and designed under the company’s MinMax philosophy, focusing on efficient space utilisation.Niranjan Hiranandani, Chairman of Hiranandani Communities, said demand for efficiently designed, value-driven homes is rising with changing work patterns and urban migration. He said projects like Parkville address this need by offering smartly planned housing within integrated townships that support sustainable and balanced urban growth.Located in Oragadam, a key industrial and residential corridor near Chennai, the project is positioned to benefit from proximity to manufacturing hubs, IT parks and emerging infrastructure, supporting rental demand and capital appreciation.Residents will have access to township amenities, including schools, a hospital, retail outlets, a clubhouse and sports facilities.Hiranandani Communities said Parkville is aimed at first-time homebuyers, young families and professionals working in and around Oragadam.
