Ludhiana: The Greater Ludhiana Area Development Authority (Glada) has intensified its regulatory oversight of the local real estate sector, issuing dozens of new licenses and recovering significant outstanding debts over the past six months. From July 2025 through Jan 31, the authority focused on enforcing the Punjab Apartment and Property Regulation Act (PAPR Act), 1995, in a bid to curb the rise of unauthorized housing and ensure systematic urban growth. Glada’s licensing branch reported a productive half-year aimed at increasing transparency for homebuyers and accountability for developers. It issued 33 new licences to residential colonies to ensure they meet legal and infrastructural standards. It granted 15 promoter registrations to developers to verify their eligibility to manage large-scale projects. It also issued two estate agent certificates to formalise the role of intermediaries in property transactions.Financial Recovery and EnforcementIn a major win for the state treasury, the department successfully recovered approximately ₹25 crore in outstanding govt dues from defaulting colonizers. The recovery coincides with an “extensive drive” against illegal developments. GLADA officials have begun taking preemptive action to stall the “mushrooming” of unauthorized colonies before they become established.Consumer WarningAuthority officials issued a stern advisory to the public, urging residents to conduct thorough due diligence. “We are requesting residents not to invest their hard-earned money in any illegal colony,” a Glada official stated, noting that unauthorised settlements often lack basic infrastructure and legal security.
