Bhupathi Associates said the 43 acres in survey numbers 105 to 108 of Kondapur village in Serilingampally mandal of Rangareddy district were declared surplus under the Urban Land (Ceiling and Regulation) Act, 1976. The land was originally purchased by the Balasai Baba Trust from private owners in 1998 and was sold to Bhupathi Associates in 2000. “The Urban Land Ceiling Act, being a central law, overrides the Endowments Act. Surplus land vests with the govt, and third party purchasers in possession under registered documents are eligible for regularisation as per GO No. 455 (dated July 29, 2022),” the private company said. Bhupathi Associates said it had paid Rs 5.22 crore towards regularisation charges. Following due inquiry and legal opinion, the Telangana govt issued GO No. 45 (dated May 6, 2023), substituting Bhupathi Associates in place of the Balasai Baba Trust. ‘Baseless claims’The firm said claims that the land came under the AP endowments department after the death of Balasai Baba in 2018 are false. It said the Balasai Baba Trust was taken over only on Dec 11, 2025, without due process, and that this has no bearing on land already in its possession. Until adjudication by the high court, such claims remain baseless, it said.It also said reports that the Telangana govt did not file a counter-affidavit are incorrect, as a counter was filed in 2023.
