The demand for structured, women-only accommodation is rising sharply across Tamil Nadu, with occupancy levels touching 93% as of February 2026, according to data shared by Thozhi Hostels.“The chain currently operates 19 hostels across the state, including 5 in the Chennai region and 14 in the rest of Tamil Nadu. Together, these facilities house 1,749 operational beds, 888 in Chennai and 861 in other districts, spread across 2.85 lakh sq ft of built-up area,” said K Krishna Chaitanya, CEO of Tamil Nadu Infrastructure Fund Management Corporation Ltd (TNIFMC).Chennai accounts for a slightly larger share of operational beds and commands significantly higher rents. The average rent in Chennai stands at ₹5,400 per month, compared to ₹3,850 in the rest of the state.The expansion pipeline indicates sustained demand. The group has 27 new hostels planned across Tamil Nadu, 3 in Chennai and 24 in other districts, which will add 2,740 beds. Of these, 1,150 beds are planned for Chennai alone. The proposed expansion will add nearly 3.83 lakh sq ft of space statewide.The occupant profile largely comprises working women employed in IT, corporate, and other sectors, along with students preparing for competitive examinations. A majority of residents are from within Tamil Nadu, especially from southern and western districts. “Hostels are being designed with enhanced security features, including CCTV surveillance, biometric access, and 24-hour security,” he added.Many properties are also incorporating inclusive design elements such as disabled-friendly rooms and access features, parking facilities, crèche services, and common lounges and study/workspaces.
